Do you have to have good credit to get two mortgages on one house?

Say you only qualify for a $75,000 mortgage loan, but the house you want is $150,000, so you have two mortgages for the same amount each, on the same property. Would you have to have good credit for this to work? Or could you have fair/poor credit and they would just give you higher interests rates?

How to get more than 10 mortgages on investment properties?

We own 10 investments properties and have 10 mortgages (with Bank of America) on each one. The bank is saying that they can do only 10 mortgages per person. How or where can we go over that limit, with reasonable rates and closing cost.

Is it better to invest in performing or non-performing mortgages?

In my opinion, investors would feel the investment is “safer” with a performing mortgage as the borrowers are consistently paying on the mortgage and the very next month payments should be expected. However, with non-performing mortgages the risks are greater (foreclosures, REOs, etc) but the profit potential is MUCH higher. So, would it be better to invest in performing or non performing mortgages? Thanks for any responses.
