These fees pay for the FHA insurance that makes the loan possible,

A borrower who has a high credit score – typically a minimum of 720 – and a 20% down payment is often better off with a traditional non-FHA mortgage, which includes fewer fees. However, the math gets tricky when a borrower has a high credit score but a down payment less than 20%; in those cases, the borrower will have to pay for private mortgage insurance (PMI). Depending on your situation, PMI can cost less, the same or more than FHA mortgage fees.

What protections are in place for the FHA mortgage lender?

FHA mortgage Lenders are comfortable providing FHA mortgages because they don’t bear the loss if a mortgage applicant defaults on their payments and goes into foreclosure – the FHA does.

There are a number of avenues you can explore for a shared equity mortgage. If you have a family member that can offer you help, you could go for a family shared equity mortgage. The latest scheme for those residents in Scotland is the LIFT mortgage scheme. LIFT stands for Low Cost Initiative for First-Time Buyers. The Scottish Government administers the scheme with applicants applying through assigned social landlords. In Edinburgh Link Homes is the appointed social landlord.

 

You apply for funds through a social landlord to help with the purchase of a home. You do need to be on a low or moderately low income to be successful in gaining funding. This type of the shared equity mortgages would see the Scottish Government take an equity stake in the property. There are conditions, you do need to be the majority stakeholder but you hold full title deeds whatever equity stake is taken.

 

Although the Scottish Government is a stakeholder you will probably feel the home is yours as they won’t interfere like a family member may do should you want to redecorate, change house designs, renovate a room or have a family dispute. You do need to consult the government should you wish to take on a lodger but apart. All fees associated with the house purchase will have to be met by you, normal things like, legal and valuation fees and mortgage repayments, payment of utility bills and repairs. If you want to add an extension the whole cost does have to be met by you.

What does it take for a mortgage company to set a closing date on a home sell?

My problem is that we have a contract on our house, the person who offered on the house has submitted all the necessary paperwork to their mortgage company, and has received her commitment letter back from them; however, a closing date has yet to be set. My realtor tells me that the ladys application is through with the underwriting, the commitment letter from the bank was received last week and we are just waiting on the mortgage company to get all of the numbers together and email that info to the title company. We have been waiting a week today, why can no one give us a closing day? How long should this take? We feel like something is wrong but no one will tell us? Any opinions?

Qualifying For a FHA Mortgage
